Falling In Love With Lake Geneva – Hook, Line & Sinker

For many Buyers, buying your first Lake Geneva Lakefront Home is a process, not necessarily by design, but rather by evolution and serendipity.  

 
Of course the love affair is not the same for all, and some take longer to evolve than others, but it always starts so innocently.  You attend a summertime lakefront gathering of a friend or relative (I call this the Hook) and the rest of the story goes something like this: 
 
Geneva Lake Shore PathThe weather is a perfect 82 degrees under blue bird skies, you have a great time entertaining and basking in the sun while little Johnny “drops” his first ski and is miraculously slaloming, and little Susie finds her childhood soul mate out on the pier.  Soon your conversation turns to boats, not just any kind of boats, wooden boats, ski boats, fast boats, ski patrol boats, fishing boats, jetski’s, paddle boats, kayak’s, and ultimately piers and boat houses, and the Lake Geneva Lakefront Real Estate attached to those piers and boat houses, being careful not to pry too deeply into ownership costs or the current market, unless offered.  
 

Now you start thinking about buying a boat.  If you buy a boat, you need a pier to tie it too don’t you? (I call this the Line).  So, after a fun filled day on the lake swimming, skiing, partying, you’re exhausted and a 1.5 hour drive back to the city doesn’t sound so appealing so you check out the local motel scene, find out everything in downtown Lake Geneva is already booked, but the Grand Geneva Resort has a cancellation and its only minutes down the road… so you pile the kids in the car, check into the resort, and pick up one of those glossy Lake Geneva Real Estate Magazines with all the fabulous lake homes on the cover as you are leaving the lobby.

You get settled into your room, its late, you start surfing the movie channels, kids glued to their iphones, and your wife starts browsing the real estate glossy.  Soon you hear her Ooh’s and Ah’s, as she leans over to show you picture after picture of towering great rooms with floor to ceiling windows, soaring fieldstone fireplaces, and gourmet kitchens a chef wouldn’t know what to do with.  Then in that soft sultry voice she whispers - ”Wouldn’t it be nice to have a lake home of our own someday”…  You roll your eyes,  mutter a few words of surprise, turn off the lights, and slip under the covers… all the while wishing your honey “sweat dreams”.
 
Great Rm w/Floor To Ceiling WindowsMorning arrives, you feel quite refreshed, the notion of owning your very own Lake Geneva Lakefront home has settled in quite comfortably, and little do you know, you are on a mission.  You make a secret pact to yourself that when you get back to the city, you’ll start your search in earnest, browsing the internet in stealth – www.LakeGenevaRealty.com,   KeefeRealEstate.com, Google, Zillow, Trulia, and Realtor.com are just a few of the sites you will explore.
 
But over breakfast the subject surfaces again and you obligingly agree to call a Realtor from that glossy magazine, presumably one that proclaims years, if not decades of lakefront experience, and agree to see some homes before trekking back to the city.  (I’ll call this the Sinker).
 
“Can we take a quick look at a few lake homes” you ask?  The Realtor hesitates then responds – “When would you like to see them?”  You say “In an hour or less because we are on our way back to the city”.  The Realtor gasps for air, reaching for their Day Planner, and stutters “I would be delighted to show you around the lake today”, knowing all too well he has only minutes to pre-qualify you and find available listings in your price range and wish list.  But this Realtor, being a local professional and knowing the lakefront inventory and cooperating brokers well, is quick to act, and schedules showings on the fly, only to call you back a few minutes later with directions to the first showing.

Is Fall A Good Time To Buy or Sell My Lake Geneva Lakefront Home or Condo?  I often get this question this time of year from from Buyers and Sellers alike.  Fall, with its vibrant colors, crisp air, and lack of crowds, marks the start to one our most powerful Lakefront and Vacation Home Real Estate Markets on Lake Geneva and the surrounding lakes of Lake Beulah, Delavan Lake, Lauderdale Lakes, Powers Lake, Twin Lakes and Whitewater Lake. 
  
Its true, the hectic pace of 1st time lake home showings does indeed taper off as lake temps cool, summer activities wind down, and city folk retreat to their urban dwellings.  However, as any seasoned Realtor knows, a percentage of those summertime prospects will return as qualified fall/winter buyers giving us a spike in real estate closings and momentum as we go into the 3rd & 4th quarters of each successive year (see the Chart of Monthly Closings on Lake Geneva below).  This is just the market’s way of separating the summer tire kickers from the truly motivated and qualifiied buyers.

All too often Sellers mistakenly take this reduction in 1st time showings as an indication of slacking seasonal demand, and start thinking about closing up the cottage and taking their home off the market for winter, just as many buyers are getting ready to make their move.  Because you see for many, buying a Lake Geneva Lakefront Home is a process, not a quick decision.  One that can take many months, if not years, to run its course. (See my Hook Line & Sinker blog)
 
Lake LeafBuyers find fall an especially advantageous time to purchase for a number of reasons. Most importantly they find it easier to free up time, with children back in school and hectic summer schedules behind them, they can break out to the country in the pageantry of bursting colors and cooler weather to a take a 2nd or 3rd look at homes they may have seen only briefly over the summer.  They have also had a summer full of trips to the lake, exploring and researching the various lake communities and real estate markets, getting advice from local Realtors, lakefront owners, and neighbors alike.
 
Savvy Buyers know Sellers are typically more motivated this time of year, having already made a decision to sell, their “fair well to the lake cottage” parties behind them, and winter heating/maintenance costs, estate planning, and year end tax benefits looming considerations.  
 
Seller motivation turns into price reductions and incentives as the annual year end “jockeying for position” occurs among motivated Sellers.  Sellers anxious to sell, ratchet down their prices, hoping to position themselves below the competition and recent summer sales.  This sets up a pattern of price reductions that don’t go unnoticed by savvy buyers.
 
Buyers are motivated as well, wanting to lock in year end price discounts and get a head start on landscaping, remodeling, decorating, or new construction projects over the winter in preparation for the coming summer season.
 
Thus there are benefits to be had for both Buyers and Sellers alike, and you would be smart to take advantage of one of the most active times of the year, with recent summer sales as a guide for negotiating your best value.

Lake Geneva Lakefront Real Estate Sales Soar in 2012

A-Boat Sails aren’t the only thing soaring on Lake Geneva this year.

 

Buyer’s – Are you looking to purchase your dream Lake Geneva Lakefront Home or Condo?  You better hurry, or you may literally be “Missing The Boat”… 

Lake Geneva Lakefront Real Estate Sales have been on an amazing clip in 2012, rebounding from the lows set in 2009.  Year to Date there have been 24 Lakefront Sales (as of 11/01/2012), and nearly $54,000,000 in Total Sales Volume (YTD), rivaling 2004′s peak of $62,000,000.  With two months left to go in 2012, we have already surpassed the average sales records we logged in the boom years of 2004-2008, when we averaged 18 Sales per year with annual average Total Sales Volumes of  $46,000,000 (See the chart below for MLS Statistics). 

And if you think the pace is slowing down going into winter, think again, we have an additional 6 lakefront homes currently under contract and more in negotiations.  The total List Price value of the 6 pending Accepted Offers equals more than $12MM.  If all homes were to close prior to year end 2012, at a modest 86% List Price to Sell Price Ratio, that would add an additional $10.5MM to 2012′s Year End Sales Volume for a whopping value of $64.5MM, effectively trumping Lake Geneva’s greatest year of Lakefront Sales Volume (2004) ever!  Now that is what I call a rebound..

Avoid These Common Mistakes When Selling Your Lake Geneva Lakefront Real Estate

 Even though the Lake Geneva Lakefront Real Estate Market has been spared the drastic price declines seen in other parts of the country we are still selling at 15-30% off peak values.  While lakefront foreclosures and distress sales are rare on Lake Geneva they do occur from time to time, in good times and bad.  Off lake, they are making up a significant portion of the sales volume.  Marketing tactics that worked in the short lived boom years don’t work in an ever changing market that is trying to claw its way out of a deep recession.   Avoiding the following three common mistakes will help you shorten your time on the market and maximize your gains when selling your Lake Geneva Lakefront Real Estate.

Overpricing Your Lake Geneva Lakefront Real Estate

After years of watching and analyzing the Lake Geneva Real Estate Market, a common trend by sellers is still prevalent in the market, you guessed it – overpricing your home. No matter how much the local realtors preach value pricing and ‘price to sell’ we still see seller’s overpricing their home’s, hoping the mortgage backed boom of yesteryear will miraculously reemerge.. The most common remark we hear seller’s say is “I am not in a hurry and I don’t have to sell”. In this period of declining prices and increasing inventory, overpricing your home leads to procrastination by buyers and longer time on the market. As time on the market increases, buyers lose interest, sellers lose confidence in their homes value proposition, and brokers are less likely to promote your home thus leading to losses in your homes value.

Failing To Adjust Quickly to Changing Market Conditions

As time on the market increases, competition from new, more aggressively priced listings (including foreclosures, short sales, and REO’s), and existing homes stepping down their prices, also increases. If you don’t keep pace with the market, your home will increasingly be used to help sell other better valued homes. Showing after showing, the feedback will be the same, or worse yet, no showings or feedback at all, these are all classic signs of an overpriced home. You will be subjected to a pattern of chasing the market down in a stair step pattern rather than setting the market, never quite reaching a compelling value in the minds of the buyer pool.  Failing To Negotiate Wholeheartedly

When a buyer does finally make that first offer on your home it is extremely important for the seller to take it seriously and negotiate wholeheartedly even though it may be a “low ball” offer in their mind. Seller’s need to put themselves in the Buyers shoes and look at the Current Sale Comps and options today’s buyer has (There are Over 53 Lakefront Homes currently listed on Geneva Lake) along with the fact that we still may have not “hit bottom” and there is further risk to the down side the buyer may be factoring in. 

Many times the first offer is nothing more than a “Shot Over The Bow” and an opportunity for the Buyer to determine the Seller’s true motivations and needs. This is also a great opportunity for the Seller to qualify the Buyer. As a Seller, it is important to seize every opportunity you are given, with fewer Buyers in the market, and an increasing inventory of aggressively priced homes to choose from, the urgency for a Buyer to make a decision has diminished, and Buyers are taking their sweet time browsing on line and touring a far greater number of homes than ever before (Keefe Real Estate logged 33% more showings in the first Quarter of 2012 than last year). If you let the first one go by, it may be a long time before you see another offer.

In a nut shell, if you price your home aggressively, keep on top of changing markets, and negotiate wholeheartedly, you will shorten your time on the market and maximize your gains.

Fontana Shores – Lake Geneva’s First Condominium Project

Fontana Shores - Lake Geneva's First Condominium ProjectThe year is 1965 and Chicago developer Richard L. Holzrichter announces in this July 17, 1965 Milwaukee Sentinel news clip that he proposes to build Fontana Shores, Lake Geneva’s First Condominium Project, a 26 unit, 5 story condominium project on the lakeshore in the resort town of Fontana WI.  The article declares this will be the first condominium on Lake Geneva and only the second condominium to be built in the State of Wisconsin.  Units will be 1,2, or 3 bedroom apartments and the project will include a boat dock.  Prices will range from $23,900 to $31,900.

Lake Geneva Lakefront Real Estate Sales Spur New Construction

Lake Geneva Real Estate- New ConstructionThe Lake Geneva lakefront real estate market has seen a surge in the availability of vacant land lakefront parcels and existing vintage homes and mansions for re-development or tear-down since 2009.   This availability, teamed with moderating lakefront prices and construction costs, has spurred the building of a significant number of new construction luxury homes on Geneva Lake and other area lakes.  Lake Geneva Real Estate

A brisk walk along the Lake Geneva Lake Shore Path will  unveil a new construction home seemingly around every bend in the trail, from Library Park in Lake Geneva, to the magnificent north shore estates hidden off Snake Rd, to the amazing vistas offered by Cedar Point’s promontory, then west thru the villages of Williams Bay and Fontana, past Abbey Springs, and along Lake Geneva’s southshore to the amazing South Shore Club.  One vintage tear down or remodel after another, I promise you, you will lose track.  Each one slightly larger or more ornate than the other.  In this recessionery time one may wonder why luxury construction is booming, but it all relates to rainy day spending and taking advantage of favorable construction costs, contractor availability, and attractive lakefront values.  Vacant land lakefront values on Geneva Lake reached a peak of roughly $25,000 per front foot in 2007 and have moderated to slightly less than $20,000 per front foot thru the end of 2011.
