Cedar Point Park Association Lakefront “Parkfront” Listed And Sold In 18 Days!

Cedar Point Park Association Lakefront

I am proud to announce the Sale of my Listing of this spectacular Cedar Point Park Association Lakefront “Parkfront” Home in just 18 Days for 99.4% of List Price!

Cedar Point Point Park Association LakefrontLake Geneva lakefronts come and go, on average we sell upwards of 2-3    lakefront homes per month on Geneva Lake depending on the season, with a yearly total of 20-25 homes, and an average sale price in the $2-2.5MM range.  Our well balanced properties come in around the $3.5-5MM mark and our ultra properties fetch $5-8MM.  Occasionally we log a robust year like 2012 and nail 32 sales or get a stellar property on the market that commands over $10MM.  At any one point we typically have 35+ lakefronts on the market, or just a little over a year and a half’s supply of inventory.

Parkfronts – Always In Demand And Rarely Available

Cedar Point Park Association LakefrontTrue lakefronts are all fine and dandy for the upper echelon buyer.  But what about the family that wants the benefits of lakefront living without the high costs?  That is where the more affordable “association lakefronts” or “parkfronts” as we call them in Cedar Point Park, come in.  Always in demand, and rarely available, this class bridges the gap between true lakefronts and off water access homes.   In contrast to lakefront listings, we  only get 1 parkfront  listing every 2-3 years or so, and rarely do we ever get a new construction masterpiece like 543 Park Ridge Rd offered for sale.  These homes command a lakefront view, lined up along the shoreline at varying distances, with nothing but association owned green space between them and the sparkling blue waters of Geneva Lake, and a fraction of the taxes associated with true lakefront ownership.  No wonder they are in demand!

Cedar Point Park ParkfrontBoat slip and mooring rights are by wait list, but with Cedar Point’s 8 lakefront parks and thousands of feet of frontage, you’ll get them sooner than later.  Many new owners sign up for Gage Marines “boat club” directly across the bay or rent a slip until they get their desired mooring. The Parkways offer acres of meticulously landscaped lawns, swim piers for sunbathing, swimming, fishing and lounging with neighbors and friends, boat piers, ramps and buoys, direct access to the Geneva Lake Shore Path, and in winter, sledding hills for the young at heart.

The Ultimate Lakefront Entertaining Home

Cedar Point Park Parkfront543 Park Ridge Rd was designed from the ground up to be the ultimate lakefront entertainment home.  I worked with the Seller to select and purchase the perfect parkfront lot (an existing modest lake home was torn down) with enough slope to accommodate a finished lower level walkout, yet level enough to walkout to the parkway grade without steps.  From there a conceptual design with radial window sets viewing the park and lake was envisioned, and finally I paired the Seller with a local architect and builder, who worked seamlessly to accomplish the Seller’s dream home.

Lake Geneva Ice Thickness and Conditions

Lake Geneva Open Water Off Cedar Point Park

Jan 6, 2013 – Lake Geneva is Ice Free As This Photo Attests from Cedar Point Park Williams Bay

Danger Thin Ice! – A mild start to Winter 2012-13 has kept Lake Geneva Ice Free but many area lakes are skimmed over and offer  early season ice fishing and ice boating for Risk Takers.

Danger Thin Ice!

With Winter 2012-13 off to a mild start and a looming warmup forecast for the weekend, Lake Geneva Ice Thickness and Conditions reports are a mixed bag depending on which lake you are on.  Many of the Geneva Lakes Area’s smaller lakes and bays have skimmed over, with ice thickness’s of 3-7″ being reported, even though Lake Geneva is largely ice free.

Unless you relish taking a polar plunge, it is best to stay off the ice until we get a prolonged cold wave.  This past weekend, Jan 5-6, 2013, saw ice fishing on Delavan Lake, Lauderdale Lakes, Lake Beulah, Whitewater Lake, Rice Lake, Powers Lake and Twin Lakes, while Lake Como enjoyed a variety of sports including ice boating, ice fishing, and even a few daring soles on all terrain vehicles, while dodging areas of open water.

Lake Como Ice Boats

Ice Boaters rig up Sunday Jan 6, 2013 on Lake Como

The Geneva Lakes Area transforms into a winter playland when our local lakes freeze solid, commonly reaching thicknesses of over 18″, and strong enough to support automobiles.  If it slides, skates, hovers, rolls’s, treks, or fly’s you will see it on the ice.  Lake Geneva’s precarious lattitude puts it in the heart of the  Midwest Ice Belt, with Williams Bay declaring itself the ”Ice Boating Capital Of The World“.  We are far enough north that our winters deep freeze our lakes into massive blocks of “hard water” and coat them with a blanket of snow - ideal for snowmobilers, skiers, hiker’s, and ice fisherman, yet we are south enough to fall victim to freeze-thaw cycles that melt all the snow away, creating ideal ice boating conditions.

Open Water On Lake Como

Open Water On Lake Como

Years with low snow fall and consistent cold temperatures can be a boon to ice boaters, ice fisherman, and a host of recreational vehicles including hovercraft, atv’s and motorcycles, when outfitted with studded tires and creepers.  Add a little snow to the mix, and snowmobilers, cross country skiers, children toting sleds, dogs, and even airplanes (outfitted with ski’s) hit the ice.

Literally overnight, our lakes become shanty towns dotted with ice shacks, Weber grills, and makeshift skating rinks.

Ice Fishing Shacks On Lake Geneva

Ice Fishing Shacks On Lake Geneva

As a rule, if you plan on venturing out onto the ice, caution is highly advised, it is essential you consult with local authorities, fisherman, and ice boaters to determine ice thickness and areas of open water.  It is also important to get familiarized with local ordinances for motor vehicles and cold water survival techniques Cold Water Safety Facts.  Many local municipalities, such as Delavan Lake, have restricted motor vehicles weighing more than 1000 lbs from driving on the ice.  Lake Geneva typically see’s heavy automobile traffic on Geneva Bay, especially during the annual Winterfest and US National Snow Sculpting Competition (to be held Jan 30 to Feb 03, 2013), when numerous auto’s and trucks venture out on to the ice at the city boat launch.  As the weekend progresses, and ruts begin to form, the ice begins to fracture and melt at the near shore, leaving many stranded or axle deep in water, or worse…

Below I have listed Lake Geneva Ice Thickness and Conditions observed this past weekend on several of our Geneva Lakes Area Lakes. Ice thickness and conditions are ever changing and unpredictable, consult local authorities prior to venturing onto the ice, remember, no ice is truly ever safe..

Geneva Lake

As of January 6, 2013 the only significant ice formation on Geneva Lake is the Abbey Harbor and Trinke Estates Lagoon where ice thicknesses of up to 3″ have been reported.  Geneva Bay has seen only slight ice formation adjacent to the Beach at Library Park and the Riviera Docks.

Delavan Lake

Delavan Lake Ice Fishing

Ice Fishing on Delavan Lake near Outlet

Delavan Lake is largely skimmed over with spotty open water, especially in front of the Delavan Lake Yacht Club.  The bay adjacent to Lake Lawn Lodge Golf Course (east of Borg Rd), and the Boat Launch Lagoon (Hwy50 and S. Shore Dr.), have seen scores of ice fisherman but no ice boats as of yet.  Ice thickness ranges from open water to 3″.  Extreme caution is recommended.

Lake Como

Lake Como is perhaps the best opportunity for early season ice enthusiasts in the entire Geneva Lakes Area, with its shallow waters and favorable wind orientation, ice thickness of 3-7″ have been observed.  Numerous Ice Boaters, Ice Fisherman and ATV’s were observed on the ice Sunday Jan 6th on the north shore adjacent to Geneva National Golf Course and precariously close to a stream of open water (photo far above).

Lauderdale Lakes

Middle Lake Open Water

Middle Lake Open Water

Don Jean Bay, Mill Lake and the perimiters of Middle Lake and Green Lake are largely skimmed over, where thicknesses up to 4″ have been observed in the bays.  The middle sections of Middle Lake & Green Lake are wide open including the entire circumference of Flag Island adjacent to Jansky Island.  Numerous springs and under ice currents make Lauderdale’s early ice treacherous, especially in Bubbling Springs and Green Lake’s deep waters, where ice is rarely to be trusted. The Lauderdale Landing’s restaurant on Middle Lake is a good place to check in to get the latest ice fishing and ice thickness reports.

Lake Beulah

Lake Beulah is largely skimmed over with the usual pockets of weakness and open water where sun hits southern facing shorelines, and under water currents and springs keep ice from forming.  Like Lauderdale, Beulah is a three lake chain of varying depths with numerous embayments.  Beulah’s high hillsides have sheltered winds and aided ice formation but extreme caution is urged until we get a solid freeze up.  Dropping in for a quick warm up at either the Dockside or Lindey’s on Beulah’s east side, or Double D’s on Mill Lake off Hwy J will give you an opportunity to check in with the locals and find the safest ice.

Whitewater & Rice Lakes

Rice Lake (Lower Whitewater), being the smaller of the two, freezes up quicker and was the more active with numerous fisherman and atv action.  Whitewater Lake fisherman were reporting ice thicknesses of up to 4″ around the State Park Rd Boat Launch on the northwest side, but the ice was dark and largely void of snow, perhaps indicating a later freeze up and more solar warming than Rice Lake, activity on Whitewater Lake was sparse.

Falling In Love With Lake Geneva – Hook, Line & Sinker

Cedar Point Estate On Lake Geneva

For many Buyers, buying your first Lake Geneva Lakefront Home is a process, not necessarily by design, but rather by evolution and serendipity.

Of course the love affair is not the same for all, and some take longer to evolve than others, but it always starts so innocently.  You attend a summertime lakefront gathering of a friend or relative (I call this the Hook) and the rest of the story goes something like this:
Geneva Lake Shore PathThe weather is a perfect 82 degrees under blue bird skies, you have a great time entertaining and basking in the sun while little Johnny “drops” his first ski and is miraculously slaloming, and little Susie finds her childhood soul mate out on the pier.  Soon your conversation turns to boats, not just any kind of boats, wooden boats, ski boats, fast boats, ski patrol boats, fishing boats, jetski’s, paddle boats, kayak’s, and ultimately piers and boat houses, and the Lake Geneva Lakefront Real Estate attached to those piers and boat houses, being careful not to pry too deeply into ownership costs or the current market, unless offered.

Now you start thinking about buying a boat.  If you buy a boat, you need a pier to tie it too don’t you? (I call this the Line).  So, after a fun filled day on the lake swimming, skiing, partying, you’re exhausted and a 1.5 hour drive back to the city doesn’t sound so appealing so you check out the local motel scene, find out everything in downtown Lake Geneva is already booked, but the Grand Geneva Resort has a cancellation and its only minutes down the road… so you pile the kids in the car, check into the resort, and pick up one of those glossy Lake Geneva Real Estate Magazines with all the fabulous lake homes on the cover as you are leaving the lobby.

 Riva Super Aquarama
You get settled into your room, its late, you start surfing the movie channels, kids glued to their iphones, and your wife starts browsing the real estate glossy.  Soon you hear her Ooh’s and Ah’s, as she leans over to show you picture after picture of towering great rooms with floor to ceiling windows, soaring fieldstone fireplaces, and gourmet kitchens a chef wouldn’t know what to do with.  Then in that soft sultry voice she whispers - ”Wouldn’t it be nice to have a lake home of our own someday”…  You roll your eyes,  mutter a few words of surprise, turn off the lights, and slip under the covers… all the while wishing your honey “sweat dreams”.
Great Rm w/Floor To Ceiling WindowsMorning arrives, you feel quite refreshed, the notion of owning your very own Lake Geneva Lakefront home has settled in quite comfortably, and little do you know, you are on a mission.  You make a secret pact to yourself that when you get back to the city, you’ll start your search in earnest, browsing the internet in stealth – www.LakeGenevaRealty.com,   KeefeRealEstate.com, Google, Zillow, Trulia, and Realtor.com are just a few of the sites you will explore.
But over breakfast the subject surfaces again and you obligingly agree to call a Realtor from that glossy magazine, presumably one that proclaims years, if not decades of lakefront experience, and agree to see some homes before trekking back to the city.  (I’ll call this the Sinker).
“Can we take a quick look at a few lake homes” you ask?  The Realtor hesitates then responds – “When would you like to see them?”  You say “In an hour or less because we are on our way back to the city”.  The Realtor gasps for air, reaching for their Day Planner, and stutters “I would be delighted to show you around the lake today”, knowing all too well he has only minutes to pre-qualify you and find available listings in your price range and wish list.  But this Realtor, being a local professional and knowing the lakefront inventory and cooperating brokers well, is quick to act, and schedules showings on the fly, only to call you back a few minutes later with directions to the first showing.
Children On Williams Bay PierThe intrigue grows with every home you visit, big or small, new or old there is a tale to tell.  As your Realtor fills your head with facts and figures, and lore of yesterday, you can’t help to be thankful for the invaluable wealth of  market knowledge and lifestyle information you’ve just received.  You think to yourself, I would never have been able to assimilate this from the internet in such rich detail – from the dollars per front foot of lakeshore, to the millions spent on bricks, sticks and fabric, to the storied background of past and present lakefront owners, to the who’s who of Chicago’s finest architects, interior designers, builders, and landscapers of these magnificent mansions, to the colorful history of the numerous clubs, associations, youth and religious camps, Lake Shore Path, Water Safety Patrol, golf courses, yacht club, resorts, observatory, schools, restaurants, shops, and last but not least revival of the Music by The Lake series at George Williams College on this world class body of water.
A trusting relationship develops, you exchange contact information with your Realtor, and Hook, Line & Sinker, you have just fallen for Lake Geneva !

Is Fall A Good Time To Buy or Sell My Lake Geneva Lakefront Home or Condo?

Bay Colony Penthouse | Lake Geneva Lakefront Condominium Home

Bay Colony Penthouse | Lake Geneva Lakefront Condominium Home

Is Fall A Good Time To Buy or Sell My Lake Geneva Lakefront Home or Condo?  I often get this question this time of year from from Buyers and Sellers alike.  Fall, with its vibrant colors, crisp air, and lack of crowds, marks the start to one our most powerful Lakefront and Vacation Home Real Estate Markets on Lake Geneva and the surrounding lakes of Lake Beulah, Delavan Lake, Lauderdale Lakes, Powers Lake, Twin Lakes and Whitewater Lake.

Its true, the hectic pace of 1st time lake home showings does indeed taper off as lake temps cool, summer activities wind down, and city folk retreat to their urban dwellings.  However, as any seasoned Realtor knows, a percentage of those summertime prospects will return as qualified fall/winter buyers giving us a spike in real estate closings and momentum as we go into the 3rd & 4th quarters of each successive year (see the Chart of Monthly Closings on Lake Geneva below).  This is just the market’s way of separating the summer tire kickers from the truly motivated and qualifiied buyers.

2012 Lake Geneva Lakefront Closings By Month (YTD 11-01-12)

Click On Chart To Enlarge

All too often Sellers mistakenly take this reduction in 1st time showings as an indication of slacking seasonal demand, and start thinking about closing up the cottage and taking their home off the market for winter, just as many buyers are getting ready to make their move.  Because you see for many, buying a Lake Geneva Lakefront Home is a process, not a quick decision.  One that can take many months, if not years, to run its course. (See my Hook Line & Sinker blog)

Lake LeafBuyers find fall an especially advantageous time to purchase for a number of reasons. Most importantly they find it easier to free up time, with children back in school and hectic summer schedules behind them, they can break out to the country in the pageantry of bursting colors and cooler weather to a take a 2nd or 3rd look at homes they may have seen only briefly over the summer.  They have also had a summer full of trips to the lake, exploring and researching the various lake communities and real estate markets, getting advice from local Realtors, lakefront owners, and neighbors alike.

Savvy Buyers know Sellers are typically more motivated this time of year, having already made a decision to sell, their “fair well to the lake cottage” parties behind them, and winter heating/maintenance costs, estate planning, and year end tax benefits looming considerations.

Seller motivation turns into price reductions and incentives as the annual year end “jockeying for position” occurs among motivated Sellers.  Sellers anxious to sell, ratchet down their prices, hoping to position themselves below the competition and recent summer sales.  This sets up a pattern of price reductions that don’t go unnoticed by savvy buyers.

Buyers are motivated as well, wanting to lock in year end price discounts and get a head start on landscaping, remodeling, decorating, or new construction projects over the winter in preparation for the coming summer season.

Thus there are benefits to be had for both Buyers and Sellers alike, and you would be smart to take advantage of one of the most active times of the year, with recent summer sales as a guide for negotiating your best value.

Lake Geneva Lakefront Real Estate Sales Soar in 2012

Lake Geneva A Boat

A-Boat Sails aren’t the only thing soaring on Lake Geneva this year.

Buyer’s – Are you looking to purchase your dream Lake Geneva Lakefront Home or Condo?  You better hurry, or you may literally be “Missing The Boat”…

Lake Geneva Lakefront Real Estate Sales have been on an amazing clip in 2012, rebounding from the lows set in 2009.  Year to Date there have been 24 Lakefront Sales (as of 11/01/2012), and nearly $54,000,000 in Total Sales Volume (YTD), rivaling 2004′s peak of $62,000,000.  With two months left to go in 2012, we have already surpassed the average sales records we logged in the boom years of 2004-2008, when we averaged 18 Sales per year with annual average Total Sales Volumes of  $46,000,000 (See the chart below for MLS Statistics).

And if you think the pace is slowing down going into winter, think again, we have an additional 6 lakefront homes currently under contract and more in negotiations.  The total List Price value of the 6 pending Accepted Offers equals more than $12MM.  If all homes were to close prior to year end 2012, at a modest 86% List Price to Sell Price Ratio, that would add an additional $10.5MM to 2012′s Year End Sales Volume for a whopping value of $64.5MM, effectively trumping Lake Geneva’s greatest year of Lakefront Sales Volume (2004) ever!  Now that is what I call a rebound..

Reflecting on this miraculous rebound, I believe the ample supply of Lake Geneva Lakefront Real Estate inventory, value prices, and rediculously low interest rates are to blame for this surge in sales, not to mention America’s pent-up desire to start investing in recreational property once again.  Lake Geneva Lakefront Real Estate has once again proven it’s reputation as a “flight to safety” and one of America’s finest recreational gem’s.

I truly believe there has never been a better time to purchase your dream Lake Geneva Lakefront Home and I want to help you Resort To A New Way Of Living.   I would appreciate the opportunity to discuss with you our fabulous inventory of value priced Lake Geneva Lakefront homes and condo’s.  Please contact me by phone or text at 262-949-3996 or email me at mickb@keeferealestate.com

Avoid These Common Mistakes When Selling Your Lake Geneva Lakefront Real Estate

Cedar Point Sunset

Even though the Lake Geneva Lakefront Real Estate Market has been spared the drastic price declines seen in other parts of the country we are still selling at 15-30% off peak values.  While lakefront foreclosures and distress sales are rare on Lake Geneva they do occur from time to time, in good times and bad.  Off lake, they are making up a significant portion of the sales volume.  Marketing tactics that worked in the short lived boom years don’t work in an ever changing market that is trying to claw its way out of a deep recession.   Avoiding the following three common mistakes will help you shorten your time on the market and maximize your gains when selling your Lake Geneva Lakefront Real Estate.

Overpricing Your Lake Geneva Lakefront Real Estate

After years of watching and analyzing the Lake Geneva Real Estate Market, a common trend by sellers is still prevalent in the market, you guessed it – overpricing your home. No matter how much the local realtors preach value pricing and ‘price to sell’ we still see seller’s overpricing their home’s, hoping the mortgage backed boom of yesteryear will miraculously reemerge.. The most common remark we hear seller’s say is “I am not in a hurry and I don’t have to sell”. In this period of declining prices and increasing inventory, overpricing your home leads to procrastination by buyers and longer time on the market. As time on the market increases, buyers lose interest, sellers lose confidence in their homes value proposition, and brokers are less likely to promote your home thus leading to losses in your homes value.

Failing To Adjust Quickly to Changing Market Conditions

As time on the market increases, competition from new, more aggressively priced listings (including foreclosures, short sales, and REO’s), and existing homes stepping down their prices, also increases. If you don’t keep pace with the market, your home will increasingly be used to help sell other better valued homes. Showing after showing, the feedback will be the same, or worse yet, no showings or feedback at all, these are all classic signs of an overpriced home. You will be subjected to a pattern of chasing the market down in a stair step pattern rather than setting the market, never quite reaching a compelling value in the minds of the buyer pool. (See the graph below of a true case history).

Overpricing Your Home Costs You Time & Money

Overpricing Your Home Costs You Time & Money

 Failing To Negotiate Wholeheartedly

When a buyer does finally make that first offer on your home it is extremely important for the seller to take it seriously and negotiate wholeheartedly even though it may be a “low ball” offer in their mind. Seller’s need to put themselves in the Buyers shoes and look at the Current Sale Comps and options today’s buyer has (There are Over 53 Lakefront Homes currently listed on Geneva Lake) along with the fact that we still may have not “hit bottom” and there is further risk to the down side the buyer may be factoring in.

Many times the first offer is nothing more than a “Shot Over The Bow” and an opportunity for the Buyer to determine the Seller’s true motivations and needs. This is also a great opportunity for the Seller to qualify the Buyer. As a Seller, it is important to seize every opportunity you are given, with fewer Buyers in the market, and an increasing inventory of aggressively priced homes to choose from, the urgency for a Buyer to make a decision has diminished, and Buyers are taking their sweet time browsing on line and touring a far greater number of homes than ever before (Keefe Real Estate logged 33% more showings in the first Quarter of 2012 than last year). If you let the first one go by, it may be a long time before you see another offer.

In a nut shell, if you price your home aggressively, keep on top of changing markets, and negotiate wholeheartedly, you will shorten your time on the market and maximize your gains.
