2012 is going to go out with a BANG as far as Lake Geneva Lakefront Real Estate goes.

In the last 7 weeks, we’ve seen tons of lakefront real estate activity, both from buyers and sellers.  There have been tons of calls for showings and to list their homes for sale.  Buyers are looking for the perfect Wisconsin vacation home and they know that they are in competition for the best values.  On Lake Geneva, there are currently 5 lakefront homes under contract.

4 Tips to Turn Your Lake Geneva Lakefront Home into a Buyers Winter Wonderland

Luxury Housing Market Beginning to Surge – What’s the Impact on Lake Geneva Lakefront Real Estate

At the beginning of this year, we blogged about what we were expecting to see in the Lake Geneva lakefront real estate market this year.  It’s been an incredible year to say the least.  This year Lake Geneva saw the largest closing in 8 years of a lakefont estate called The Folly at $7.1M.  Unlike 8 years ago, we’re also seeing lakefront homes being foreclosed on and being sold in short sale situations.  Two notable sales in this category closed this year so far (with year end still in escrow) one closed at $1.86M and the other at $3.7M.

With our local market seeing such notable sales, seeing an article about Warren Buffet purchasing a real estate franchise peaked our interest.  People have been paying attention to what Warren Buffet has been doing with his investments for a long time.  Paying attention when he invested in commodities and following his lead.  With this most recent acquistion of a real estate franchise, is this an indicator Warren Buffet sees the housing market improving?  While there’s no crystal ball, it’s an indicator worth taking note of.

If you’re considering whether now is the time to get active in the Lake Geneva lakefront real estate market, here’s a few things to consider based on a Wall Street Journal article:

  • Home sales using a jumbo mortgage ($417,000 and up in most places, $625,500 and up in high-cost areas) had year-over-year growth of 7.9% through September, compared with 2.7% for non-jumbo sales.
  • Homes sold in major metro areas with a loan of $1 million or more were up almost 28% through September compared with the same period last year. Similar sales with loans of less than $1 million rose 8.5%.

With the luxury home market trending upward and seeing the Lake Geneva lakefront homes selling in our local market, we concur with the national statistics.  People are looking to purchase now while home prices offer value and the “buy & hold” strategy can create ROI for them.

The Lake Geneva lakefront real estate market has been holding steady for the last number of months.

With the election dust settled and the results in the open, several changes will be going into effect in our country starting January 1, 2013.  One of those changes is the start of Obamacare, which is in part being financed by a 3.8% tax.  We’ve received several questions about the 3.8% tax since we wrote our blog post about it.
