The SECRET to Selling Your Home FAST in Lake Geneva WI

Sell my Lake Geneva home fastThis Smart Seller Just SOLD in 6 DAYS!

When you list your Lake Geneva WI home for sale you have one main objective – Get it SOLD, preferably fast!

I recently took a listing with great lake access to Lake Geneva, with a boat slip.  After discussing with the sellers what has currently sold in their market, their competition and the thoughts of what buyers are conveying through showings, we decided on a list price that I knew would get them great exposure and draw in serious buyers.  In a market where buyers are purchasing vacation homes, buying a house isn’t a necessity.  It’s a desire that many families dream about living on Lake Geneva (or very close to it.)  As such, they have become very well educated about what homes are currently on the market, value and location.

It’s more critical than ever to position your home correctly.  Take into account your home and how it is presented the day the listing starts and MOST importantly understand the process.  No surprises in a transaction is a must.

Do you know what your seller expenses are?  They will affect how you negotiate.  Have you had a pre-inspection to eliminate guess work on the inspection portion of the contract?  The truth of this market is that as a seller, the first 30 days is the most important and your willingness to position competitively will be recognized with an offer!

After all, buyers are shopping for Lake Geneva houses for sale and they know exactly what they are looking for at exactly what price they are willing to pay.  Here are some common beliefs.

“Well, I think I want to start high.  We can always reduce the price.”

Fact: Buyers make decisions when they see a home for the first time.  If your home is positioned above the market you will end up selling your competition… or the buyer will wait.  The longer your home is on the market, the more of a discount the buyer takes in their mind from the price.

“But I paid $2.8M in 2006.  There’s no way it’s gone down in value that much.”

Fact: There’s no segment of the market that is recession proof.  If you truly want to sell then you must commit to understanding the market and the reality of where an offer will come in.  If you are uncomfortable selling then renting your lake home seasonally or full time is an option. Keefe – Lake Geneva has a rental program that helps home owners rent out their homes to qualified vacationers that are looking for Lake Geneva rentals on the lake.  This helps people generate revenue from the property while riding out the dip in the economy.  I am more than happy to discuss in more detail the program so you can see if it is an option for your Lake Geneva Home.

I just read an article from Chicago Business Daily powered by Crains regarding real estate around the greater Chicago Area. Our markets are quite similar and there is much clarity that can be gained from this read.

If you would like to have your home under contract in 6 days like these sellers, ask me how!  I have a number of buyers waiting for the right property to come on the market.  Let’s talk about your home and market it to sell!

The Abbey – Fontana WI hosts Anchors Away SMILES Benefit

Smiles WI Anchors Away at The Abbey FontanaI feel very privileged to blend two of my passions; helping people and creating art into a beautiful sailboat I painted for the SMILES Benefit.  The Abbey in Fontana, WI  will be the host of a grand reception showcasing all of the boats this weekend.

SMILES is a non-profit organization that focuses on therapeutic riding for persons with physical, cognitive and social/emotional disabilities… and so much more.  As a county wide fundraising event, this year’s theme is Anchor’s Away.  Artists from all across the area applied to showcase their artistic talent in designing a sailboat for the fundraiser.  In total, 100 artists are selected based on their rendering of how they will design their masterpiece.  Once the feature artists are chosen, each receives a blank fiberglass Sailboat or a ’57 Capri Chris Craft to pour their heart into for the benefit of SMILES.

Once all the boats are finished, each gets sealed and shellacked so they are ready for their final display.  The Anchors Away boats are displayed throughout Walworth County at various businesses all summer long.  Both visitors and residents can view the boats on their displays in anticipation of the big auction.

Anchors Away!  This weekend, The Abbey Resort will host a Wine & Cheese Boat Launch Party.  It’s sure to be fun for the whole family and all are welcome!

In honor of all the beautiful works of art, all of the boats will be on full display for the first time to the public.  Everyone is welcome to come, see the boats and celebrate the mission of SMILES.  Each boat offers a piece of the artists heart to support their wonderful mission and the Anchors Away launch party is the perfect way to introduce them to the public.  There will be live entertainment and cocktails to celebrate in grand style.

Lake Geneva Lake House Rentals – Opportunities to Enjoy Summer on The Lake

Right now, Lake Geneva lake house rentals provide a tremendous opportunity for people that want to see what living at the lake is all about.

Cedar Point Park Williams BayQuestion: Michalene, I own a house in the Cedar Point Park in Williams Bay, WI and I know that property values are down.  But I really want to be on the main body of Lake Geneva to take advantage of the lower prices on lakefront homes.  Is there a way to preserve my investment in my lake access house and still sieze the opportunity to be on the water?

Answer: You are correct, Lake Geneva is not immune to the declining real estate prices.  As such, this does provide you a great opportunity as a buyer to get a great value on a lakefront home that is proven will increase in value quicker than any other type of property.

Having grown up on the lake, I understand you wanting to share your love of Lake Geneva, WI with your family and friends.  As a REALTOR, I get calls quite frequently from people that want to visit Lake Geneva to see what the lifestyle is like prior to making a purchase.  They want to know if there are any Lake Geneva, WI homes for rent that have lake access so they can play in the water with their family and get a flavor for the different areas around the lake.

At Keefe Real Estate, we offer a vacation home rental program that helps you get quality renters for your vacation home.  This will preserve your investment and offset your holding costs associated with your lake access home.  Once your costs are covered, you can now find a great value Lake Geneva lakefront home that your family can grow into.

Then as property values increase, and your properties increase in value, you’ll be able to put your lake access home on the market and get the best return on your investment.  In the meantime, the home is covering your holding costs or generating you a profit to allow you to purchase your dream home on Lake Geneva.

Whether you are looking for Lake Geneva lake house rentals or you have a home that you would like to discuss the opportunity to rent out through the Keefe Rental Program, feel free to contact me.  You can also call my cell or text me for immediate assistance.  (262) 745-3738  I’ll discuss our rental program with you in detail.  I’m happy to help you find what you are looking for so you can enjoy Lake Geneva and take advantage of the tremendous values the real estate market currently offers.
